SH Ventures Submits Plans For 18 Groveland Pond Townhomes

Because neighbors of the Doran-proposed senior living facility were opposed to the size of the 116-unit three-story building, SH Ventures thinks their idea will be more agreeable.

SH Ventures has submitted a formal application to the city of Minnetonka to redevelop the 5.5 acre property at 17113 Minnetonka Boulevard into 18 townhomes known as Groveland Pond.

When Doran Companies withdrew their application for the senior living facility at the location, SH Ventures came up with a new idea.

Because neighbors of the proposed senior living facility were opposed to the size of the 116-unit three-story building, SH Ventures thinks their idea will be more agreeable. The "detached townhome" concept means 18 individual two-story homes will be clustered around the central area of the site. This approach would eliminate the size, mass and height problems that the previous proposal posed, according to SH Ventures. In November, the contractor began communications with neighbors of the project.

They hope to begin working on the homes in spring.

The proposal includes demolishing the existing office building before construction of the homes. Access would be provided by a new street from Minnetonka Boulevard. The proposal requires an amendment to the comprehensive plan to medium density residential, rezoning to PUD, master development plan review, and subdivision by preliminary plat, according to the city.
